Our Investment Philosophy

Woodmere’s philosophy is to seek value enhancement in everything we do.

Our investment philosophy is guided by the recognition that real estate in general and its various sub sectors (commercial, retail, industrial, residential, self storage and hotels) have distinct performance and risk characteristics and that strong cash flow is what drives the value of an asset.

We work closely with our partners to manage the risks of each property and to monitor the longer term value creation that can be generated from effective management.

Our Investment Process

Each real estate transaction is unique requiring a disciplined process to minimize risk while maximizing returns.

  • Research – strategic research is the core of our investment strategy. In addition to publicly available information Woodmere actively monitors the market through consultation with various industry professionals, developers, and operators. Our research allows us to take advantage of market inefficiencies.
  • Deal / Investment Sourcing – Through our extensive real estate experience, we have developed far-reaching networks of contacts and sources of real estate investment opportunities. We believe these relationships enable us to source acquisitions “off-market” or with limited competition, providing the best chance to achieve appropriate pricing.
  • Due Diligence –Rigorous analysis of the investment opportunity, the market and the operator is undertaken prior to an investment. Our analysis focuses upon risk mitigation, opportunities for additional value creation, and exit strategies.
  • Development / Acquisition Plans – The specific development plan and / or acquisition plan is thoroughly examined by Woodmere prior to any investment. For development projects Woodmere reviews the viability of the revenue stream, the quality of the construction estimates, the feasibility of the development plan and the reasonableness of the project’s profitability. For acquisitions, Woodmere analyzes the financial performance of the asset, the leasing strategy, and opportunities for repositioning, refurbishment or redevelopment. This process is to ensure that all aspects of the development / acquisition have been considered.
  • Exit Strategy – Essential to our investment criteria is the identification of exit options prior to any investment. We regularly review the performance of each investment against the original investment criteria and business plan to ensure that risks continue to be mitigated and returns continue to be maximized.
